The assets we pursue are those generally referred to as “value-add” or those assets that have in-place cash flow that can be increased over time by making improvements to or repositioning the property. This could include making physical improvements to the property that will command higher rents, increasing efforts to lease vacant space to quality tenants, or improving the management of the property and thereby increasing customer satisfaction or lowering operating expenses where possible.
Each of our investments is supported by our strong working knowledge of the operations of real estate assets and an understanding of what attracts long term tenancies, which ultimately creates value. The firm’s goal is to apply disciplined analytical procedures and proactive asset management to industrial and office properties that possess a value-oriented investment proposition. Our primary focus is preserving investor capital while maximizing returns and minimizing risk.
To consolidate risk and provide the benefit of diversification, our investments are structured as single asset entities. In addition, we believe that an alignment of interests with our clients is essential. Accordingly, O’Toole & Finn principals are investors in each asset.
